During a boundary survey, the exterior of the parcel of land will be marked with pink flagging representing the boundary lines and orange flagging representing the property corners. All existing features will be located at the time of the survey and shown on the survey plat. At the time the field work is complete, a survey plat will be produced detailing all features including the location of the boundary lines and all relative ad-joiner lines. The plat will then be given to the client/attorney with a mylar copy that can be recorded in the respective county Register of Deeds.
An As-Built survey is typically for the bank or lending company. It shows the location of Structures being financed in relation to the property lines. It also shows all improvements including existing features and new features. Examples include but are not limited to roads, easements, wells, foundations, structures, power lines, power boxes, septic areas, etc.
Construction/Layout Surveys can be for many reasons. We provide layout work for any type of construction project. Examples include establishing building corners in footers for a new house or structure, setting slope stakes for a new road project, staking curb and gutter, etc.
Sometimes a typical division survey might be called a "Cutout". A cutout is when a landowner wishes to cut a piece of land out of a larger tract of land. Sometimes this could be because they wish to sell off a small tract but not the entirety or maybe they wish to mortgage a small piece of land but not the whole thing. A Subdivision is any piece of land divided into smaller lots. We provide new subdivision surveys for development.
A topographic survey is a survey that deals not only with just a horizontal component but has a vertical aspect as well. A topographic survey, also known as a Topo, is a survey in which the boundary is marked and surveyed just like a typical boundary survey, but we also produce elevations across the parcel of land or respective area where elevations are required. Once the field work is complete, a plat showing contour lines will be produced. A CAD drawing can also be supplied to the client/engineer/architect for future building or development purposes. Sometimes clients request a "Tree Survey" in which the only difference is that we show all trees over a certain size on the area to be surveyed including the elevations and contour lines.
An Elevation Survey could be for many reasons. One common reason is when the client requests an elevation be located on a site in the form of a benchmark so the client can build based on a specific elevation. Many times, this is for the purpose of being above the base flood elevation. Clients may also request what is called an elevation certificate. "The Elevation Certificate is an important administrative tool of the National Flood Insurance Program (NFIP). It is to be used to provide elevation information necessary to ensure compliance with community floodplain management ordinances, to determine the proper insurance premium rate, and to support a request for a Letter of Map Amendment (LOMA) or Letter of Map Revision based on fill (LOMR-F)."
